Working for British Land we provided cost management services on the refurbishment of an existing office building on their Paddington Central campus. The emphasis was to bring all the common spaces within the building up to date to provide an enhanced and more attractive offer to potential tenants.

The works included CAT A refurbishment throughout the office floors, a new reception, WC’s and cycle storage facilities. In addition, balconies were  introduced to the front of the building which faces out onto a public amphitheatre.

The refurbishment achieved a BREEAM ‘Outstanding’ rating and through its extensive reuse of existing structure and materials it reduced the embodied carbon in the development. The building also has an all-electric design that is set to reduce operational energy demand by over 40%.

We have been involved in the project since its early stages, providing cost planning, option and value engineering studies to help British Land to understand the various alternatives for the scheme. The project was procured using a Major Project Construction Contract.

We worked closely with the design team, led by architect Morris + Company and including Ramboll as MEP Engineer and Heyne Tillett Steel as Structural Engineer to agree a project scope which allowed the building to provide a unique and attractive offer to potential tenants.
